Structural Survey of 1940s Semi-Detached Dwelling

WHL Engineering was instructed to carry out a structural survey of a mid-20th-century semi-detached dwelling to assess its overall condition and identify structural risks associated with alterations and ageing building elements.

Project Overview

WHL Engineering was instructed to carry out a structural survey of a mid-20th-century semi-detached dwelling to assess its overall condition and identify structural risks associated with alterations and ageing building elements.

Scope of Work

The inspection included a visual assessment of the roof structure, chimney stack, load-bearing walls, openings, and suspended timber floors, together with consideration of compliance for previous alterations such as replacement windows, French doors, and internal wall removal.

Findings

The property is of cavity wall construction with suspended timber floors and a hipped roof clad in interlocking concrete tiles. The structure was found to be generally fair, with defects consistent with age and modification. Key concerns included an inadequately supported chimney stack following removal of the first-floor chimney breast, presenting a risk to structural stability. Minor stepped cracking was observed below the front bay window, likely due to rotational movement, and deflection was noted above a rear first-floor window where a lintel may be absent. Evidence of alterations, including French doors and internal wall removal, could not be fully verified for structural compliance. The roof covering is approaching the end of its serviceable life, with moss growth and retrofitted timbers indicating increased loading.

Recommendations

Urgent remedial works were recommended to provide compliant structural support to the chimney stack, including appropriate steelwork and rebuilding with suitable materials. The rear window opening should be reviewed and fitted with a proper lintel if not present, and the bay window movement should be monitored. Replacement of the roof covering in the near term, together with improved insulation and ventilation, would enhance durability and energy performance. It was also advised that documentation be obtained to confirm building regulation compliance for structural alterations, and that concealed elements be monitored to ensure no progression of movement or moisture-related defects.
